$1 Billion+ Portfolio (Retail Assets)

When Lend Lease was chosen as the preferred bidder for the $1.4 billion ING Retail Property Fund, they engaged Napier & Blakeley to prepare comprehensive Technical Due Diligence reports for the 14 assets across Australia and New Zealand, the largest being the $450 million – 75,000+m² Joondalup Shopping Centre.

Waterfront Place, Eagle Street Pier, Brisbane

We were engaged by Corval Partners on behalf of the Australian Federal Government's Future Fund to assist them with their acquisition of this landmark Brisbane commercial office building. 

 

Our role was to provide Technical Due Diligence and to analyse the physical risk involved in the acquisition in addition to environmental and flooding risks, an assessment of the energy use and NABERS ratings profile of the asset including a ten year analysis of capital expenditure requirements for the asset.

Aurora Place, 88 Phillip Street, Sydney

This $685 million, 47,827m² office transaction was the largest commercial office transaction in 2010 and represents one of Napier & Blakeley's many international appointments over the last few years.

Investa Property Group Acquisition

When Morgan Stanley Real Estate reached an in-principle agreement to acquire Investa Property Group for a total acquisition price of approximate $5 billion, they engaged Napier & Blakeley to supply technical due diligence services to support this major acquisition, the largest overseas acquisition of an Australian company at the time.  

 

The Investa property portfolio comprised a mix of 32 office towers across Australia.

Brookfield required an independent review and consistent approach to capital expenditure planning across their whole property portfolio comprising of over 30 buildings.  

 

They engaged Napier & Blakeley to reschedule their Capital Expenditure Forecasts. The expenditure period was for 10+ years and will be used by Brookfield as the benchmark for all future reviews.

30 Convention Place, South Wharf, Melbourne

When Deka Immobilien acquired the 20,000m², 4.5 star NABERS and 5 star Greenstar office tower component of the mixed use South Wharf development, the base building works were halfway through the Defects Liability Period and fit out works for the various Tenants, together with some base building modifications, were underway.

Our role was to protect Deka’s interests by identifying and advising on the development, documentation, defects and capital expenditure risks associated with acquiring a development not directly under their control, prior to exchange of contracts and the $115 million acquisition. 

61 Properties along the Proposed Stage 1 Route

Napier & Blakeley were engaged by Sydney Metro to prepare Schedules of Condition on retail, commercial, residential and public buildings along the proposed route which may have been affected by construction works for the project. 

 

A total of 61 buildings over a 7km distance were identified by Sydney Metro as having the potential to be impacted by these works.

101 Miller Street, North Sydney

Napier & Blakeley were jointly engaged by landlord and tenant to provide impartial advice regarding the cost of make good works to remove Optus' office fit-out from 101 Miller Street as required under the lease. 

 

The open-book approach adopted by Napier & Blakeley facilitated non-adversarial negotiations between the parties which resulted in a mutually agreed financial settlement. 

101 Collins Street, Melbourne

Napier & Blakeley were engaged by Blake Dawson to provide impartial advice regarding the extent and cost of make good works to remove their fit-out from their 7,150m², 5-level commercial office tenancy as required under their lease.

Napier & Blakeley were engaged by the Sydney Opera House to provide specialist sustainability consultancy support for the development of a sustainability strategic planning policy.  The process involved working with key stakeholders through workshops to determine the scope and expectation of the policy.

 

The role then required the collation of this data and a drafting of the inaugural sustainability policy, associated objectives and targets and a short term implementation plan.

2 - 4 Lyon Park Road, North Ryde

The strategic green upgrade of this office park building included a 100 MW Photovoltaic Plant which, along with a number of other initiatives, reduced the energy consumption of the building by 40%.

 

Napier & Blakeley were project directors/sustainability managers for the concept, design, government funding and delivery of this pioneering project.

Portfolio of 5 Commercial Buildings, Sydney

As sustainability consultants with the backing of Napier & Blakeley’s in-house cost management expertise, the review considered total life cycle costs and the benefits in improving the environmental footprint of the buildings.

 

76 Berry Street, North Sydney

Our client’s target was to upgrade the existing, 11,000m² fully tenanted building to become the lowest carbon emission commercial office building in Australia. Napier & Blakeley as project directors and sustainability managers drove the concept, design management, procurement and project delivery as well as obtained, on behalf of the client, over $2 million in government grants.

 

The project includes a tri-generation system, SMAC air conditioning and energy efficient lighting.

GE Capital Office Portfolio

As part of GE Capital’s initiative to improve the NABERS ratings of their existing office portfolio, Napier & Blakeley provided strategic sustainability advice which included an energy and capital expenditure review of 12 selected assets. Detailed analysis of initiatives were provided to raise the assets to 4 and 5 star including estimated costs, impact, energy savings and payback periods.

 

This information formed the basis of GE's highly sucessful application for Green Building Funding.

Dexus Property Group Office Portfolio

Napier & Blakeley provided strategic sustainability advice to Dexus in regard to Federal Government funding for 8 properties in their office portfolio. As part of this advice we also managed their applications for the Federal Government’s Green Building Funding initiatives.

80 Clarence Street & 160 Sussex Street, Sydney

The brief with this client was to provide a fully integrated consultancy service to upgrade their Sydney office properties to a target of 4 and 5 Star NABERS. Our integrated consultancy services included project management, sustainability advice and cost consultancy. In addition to the green upgrade of their existing plant, the scope of works included lobby, amenities and office floor refurbishment.

Napier & Blakeley were engaged by Microsoft to provide sustainability consulting to improve the performance for their building portfolio and provide strategic advice on the management of their building environmental footprint. 

 

Our brief included the set up of a strategic partnership with the Federal Government Department of Environment, Water, Heritage and the Arts through the Asia Pacific Partnership on Clean Development and Climate, which is co-chaired by the United States Government.

The George Thorn Centre, Ipswich

As an independent quantity surveyor, Napier & Blakeley were required to monitor construction risk and assess progress claims for this $10 million 5 storey, 3,500m² NLA office building. Part of this project was to establish and submit a successful Green Star Rating (4 stars) application to the Green Building Council.

Verdigris Capital was established by Napier & Blakeley to arrange finance and project manage the execution of environmental retrofits of existing buildings.

Financing Options can range from operating leases for energy saving equipment, assistance with obtaining government grants, capturing and selling carbon credits and facilitating Environmental Upgrade Agreements (EUAs). 

Verdigris Capital has participated in the development of EUAs in Melbourne and NSW and has been actively managing the EUA establishment and processes for Melbourne buildings.

 

 

The EUA is a tri-partite arrangement between building owner, council and financier, enabling a sustainable retrofit to be funded via building outgoings which are paid by the tenants.

The close association with Napier & Blakeley provides Verdigris Capital with access to their environmental engineers, cost consultants, project managers, capex and opex managers, tax depreciation assessors etc.

The Oracle, Broadbeach, Gold Coast

This $600 million dual tower development, comprised 507 luxury apartments, 6,000m² of tower office space and a 3,000m² boulevard shopping and dining precinct set at ground level. 

 

We were also engaged by the project financiers to provide project monitoring services as “independent certifiers” for this project. 

Triptych, Southbank, Melbourne

Napier & Blakeley were engaged by RIREFM to provide quantity surveying services and property tax advice for this $220 million luxury residential tower built on a triangular site near the National Gallery of Victoria.  We provided construction costs and management throughout the project.

The Medica Centre, Corner of Dora Street and Queen Road, Hurstville

This technologically advanced medical facility development includes nine levels of basement car parking, a radiology and nuclear imaging facility with two vascular theatres, a private hospital on one whole floor with four state of the art operating theatres, two endoscopy theatres and associated suites and recovery areas, seven levels accommodating fifty fitted out medical suites including a cancer treatment centre. 

 

Napier & Blakeley monitored the construction cost of $83 million for the financiers including providing post completion development finance monitoring and reporting and property taxation depreciation schedules.

East Quarter, Hurstville

We provided a full range of quantity surveying services and property tax advice for Stage 1 of this major residential community development. Stage 1 had a build price of approximately $60 million. 

When all stages of the works are completed they will have a value of $450 million and East Quarter will comprise a total of approximately 629 residential apartments and 10,000m² of retail and commercial space over seven buildings. 

 

363 George Street, Sydney

This 35 level $118 million office tower development in the heart of Sydney’s CBD comprises 27,000m² of commercial offices, food and retail tenancies and a basement car park.

 

We managed the financiers' project cost risk over the duration of the development.

The Quays, Docklands, Melbourne

The Quays development will have 96 serviced apartments and 517 residential apartments in two towers over a common podium. Napier & Blakeley were involved in the design, documentation and tender phases for this project.  Construction is scheduled to commence in late 2011.  Specific services supplied include: 

  • Cost planning throughout the design phase
  • Pre tender estimates, tender documentation and review
  • Contract advice, negotiation and review
  • Reporting to the project financier
  • Value management
  • Tax depreciation schedules & stamp duty assessment

 

The Blacket Hotel, 70 King Street, Sydney

This $19 million extensive refurbishment to this heritage building provided high quality retail and commercial space. The works involved extensive internal demolitions followed by the construction of two additional upper floor levels and the installation of new plant and equipment and finishes ready for further tenant fitout works.

Aerial Apartments is a $80 million luxury residential development with 134 apartments in two towers built over a podium and three levels of basement car parking. Napier & Blakeley were intricately involved in the design, documentation and tender phases for this project.  Construction is scheduled to complete in late 2011.  Specific services supplied include:
